How we make money

Brokers pay us. You don't.

When you ask for help on Brightrate, we introduce you to one licensed mortgage broker in your province. That broker pays us a fee for the introduction.

The fee doesn't depend on which lender or product you choose, and it doesn't change the rates you're offered. You pay Brightrate nothing, ever.

How brokers are paid

In most cases, mortgage brokers are paid by the lender when your mortgage closes, so their help is free for you. In rare cases, such as private lending or very complex files, a broker may charge a fee. If so, they must tell you in writing before you agree to anything.

Ask your broker how they're paid. A good one will happily explain.

Who you'll talk to

We only work with mortgage brokers who are licensed in the province where your property is. Brokers are licensed and supervised by provincial regulators, and must follow their rules on disclosure and fair treatment.

Your information

Your details go to one broker, the one matched to you. Not a list of companies. You can ask us to delete your information at any time.
